San Diego Neighborhood Guide

Eastlake

Eastlake is a master-planned community of about 3,200 acres in eastern Chula Vista, developed by the EastLake Company beginning in the 1980s. It combines roughly 8,000 homes with an 18-hole golf course, neighborhood parks and trails, shopping centers, an employment center and hundreds of acres of open space. Its neighborhoods include EastLake Greens, Trails, Woods and Vistas, and it sits beside the Chula Vista Elite Athlete Training Center and Lower Otay Reservoir, with quick access to State Route 125.

Jeff’s Take

Why I Love Eastlake

I’ve sold and leased a lot of homes in Eastlake, just down the road from my home in Bonita. It’s a master-planned community with a golf course, parks, trails and hundreds of acres of open space.

It’s one of the places I show luxury buyers who want an established master plan in South County.

Who it’s not for: Eastlake is suburban and car-oriented, and SR-125 south of SR-54 is a toll road. If you want a short commute downtown without tolls, look at Bonita or Chula Vista’s west side.

Eastlake vs. Otay Ranch: Eastlake is the older of the two master plans, with established neighborhoods and a golf course. Otay Ranch offers newer villages and the denser Millenia district.

What buying in Eastlake often looks like

Say you find a home in EastLake Greens on the golf course. Before we write, I check the HOA dues and rules, special district taxes on the bill, and what the EastLake development plans allow nearby.

Jeff’s note (Q4 2026): 4 homes sold in October at a median of $1,225,000, up 34% from a year ago. With only 4 sales, these numbers can swing a lot from month to month. The median and the price per square foot moved differently, which points to a different mix of homes selling rather than a change in values. At 3.1 months of inventory the market is fairly balanced: well-priced homes sell, and overpriced ones sit.

History

The History of Eastlake

The land that became Eastlake was part of the rolling ranch country east of Chula Vista, a city that incorporated in 1911 and grew for decades on lemon orchards and later aerospace work. In the 1980s the EastLake Company planned a 3,200-acre mixed-use community on the city’s eastern edge, a process that took seven or eight years before the first residents moved in. In May 1986 the City of Chula Vista circulated plans to expand the project south of Otay Lakes Road with EastLake II, known as The Greens, adding about 630 acres of residential land plus commercial and industrial areas. The golf course opened in 1991. The EastLake Company donated about 150 acres for an Olympic training center, which broke ground in 1990 and opened in June 1995 beside Lower Otay Reservoir; the City of Chula Vista took ownership on January 1, 2017. In 2000 the city began reviewing the EastLake III Woods and Vistas replanning, about 940 acres and 2,130 homes, and sales in EastLake Woods began around 2002.

Builders and Developers

The EastLake Company (later EastLake Co., LLC) is the master developer and planned the community under a series of City of Chula Vista General Development Plans: EastLake Greens, EastLake Trails, EastLake III (Woods and Vistas), EastLake Village Center North and the EastLake Business Center. RICK Engineering handled community engineering, including major arterial roads and the site work for the Olympic training center. As in most San Diego master plans, individual neighborhoods were built by production homebuilders on lots prepared by the master developer, while the master plan set the parks, trails, schools and commercial centers.

Architecture

Eastlake Architecture

Eastlake’s homes date mainly from the late 1980s through the 2000s, with some newer infill. The architecture reflects the master-planned tract styles of those decades: stucco homes with tile roofs in Mediterranean and Spanish-inspired designs, California contemporary and Craftsman-accented elevations, and attached townhomes and condominiums around village centers. Neighborhoods were laid out so homes sit within reach of parks, trails, schools and clubhouses. The Ted Robinson Sr.-designed golf course, opened in 1991, anchors the EastLake Greens area, and hillside streets in the later Woods and Vistas phases have views toward Lower Otay Reservoir and the mountains. A typical home is a two-story detached house on a modest suburban lot with an attached garage.

  • Two-story stucco homes with tile roofs (late 1980s-2000s)
  • Mediterranean and Spanish-inspired production-home designs
  • Homes around the 1991 golf course in the EastLake Greens area
  • Townhomes and condominiums near village shopping centers
  • Hillside homes with reservoir and mountain views in the Woods and Vistas

Historic Homes and Districts

Eastlake is a relatively young community, and it has no designated historic districts. Most homes date from the late 1980s onward, so historic designation and Mills Act contracts are not typically part of buying here. Its notable landmarks are civic rather than historic, such as the Chula Vista Elite Athlete Training Center, which opened in 1995 on land donated by the EastLake Company.

Living Here

Life in Eastlake

Housing

Eastlake holds about 8,000 homes across neighborhoods such as EastLake Greens, Trails, Woods and Vistas. Single-family detached homes dominate, most built from the late 1980s through the 2000s, with townhomes, condominiums and apartment communities near the village shopping centers. Lots are typical suburban tract sizes, with some hillside and golf-area homes. Homeowners associations are common, and newer master-planned areas in eastern Chula Vista often carry special assessments, so review the HOA documents and the property tax bill for any Mello-Roos or other district charges.

Lifestyle and Vibe

Daily life revolves around neighborhood parks, trails and clubhouses, the golf course, and the shopping centers along Eastlake Parkway, including Eastlake Village Marketplace and Eastlake Village Center. Golfers play the 18-hole course on Clubhouse Drive, and Lower Otay Reservoir and the Elite Athlete Training Center sit at the community’s eastern edge. Otay Ranch Town Center, the area’s open-air mall, is a few minutes away. Eastlake Little League won the United States Championship at the 2013 Little League World Series, and youth and adult sports are a big part of local life.

Things to Know Before You Buy

  • Eastlake is in the City of Chula Vista, and development follows a series of city-approved EastLake General Development Plans.
  • State Route 125 south of State Route 54 is a toll road (South Bay Expressway), which affects commute costs to the north.
  • Homeowners associations are common; review HOA dues and rules and check the property tax bill for special district assessments such as Mello-Roos.
  • Eastern Chula Vista borders open space and hills, so check CAL FIRE’s Fire Hazard Severity Zone map for any address near the edges; the State is phasing in new Zone 0 defensible-space rules for high-hazard areas.
  • The name Eastlake is often used loosely for the whole SR-125 corridor, so confirm which planned neighborhood a listing is actually in.
