San Diego Neighborhood Guide

Golden Hill

Golden Hill is one of San Diego’s oldest residential neighborhoods, set on a rise just east of Downtown and along the southeast edge of Balboa Park. It is known for Victorian-era homes from the 1880s and 1890s, early work by architect Irving Gill, the City-designated Golden Hill Historic District, and a compact dining strip along 25th Street. Golden Hill Park, the Balboa Park Golf Course and the Pershing Bikeway sit at its northern edge, and the mix of historic houses, small apartment buildings and courts gives it an eclectic, walkable feel.

Jeff’s Take

Why I Love Golden Hill

I’ve helped clients buy and lease in Golden Hill, and I send first-time buyers here when they want history and character close to downtown. It’s one of San Diego’s oldest neighborhoods, with Victorian-era homes and early Irving Gill work.

You’re on the edge of Balboa Park, with the golf course and Golden Hill Park nearby and a small dining strip along 25th Street.

Who it’s not for: Golden Hill mixes old homes with apartments and courts, so blocks vary. If you want a uniform street of single-family homes, look at South Park next door.

Golden Hill vs. South Park: Golden Hill has older Victorian-era homes and a denser mix of apartments and courts. South Park is a more uniform streetcar-era district of Craftsman and Spanish-style homes.

What buying in Golden Hill often looks like

Say you’re buying your first home: an older house that was split into units decades ago. Before we write, I review the permit history so we know which units are legal, check whether it sits in the Golden Hill Historic District, and plan inspections for the original plumbing and electrical.

Jeff’s note (Q4 2026): 11 homes sold in October at a median of $689,000, down 14% from a year ago. The median and the price per square foot moved differently, which points to a different mix of homes selling rather than a change in values. At 3.7 months of inventory the market is fairly balanced: well-priced homes sell, and overpriced ones sit.

History

The History of Golden Hill

Before the city grew east, the Golden Hill area was Kumeyaay territory, and a rancheria stood near 20th Street and Broadway until city trustees removed it in 1887. After Alonzo Horton founded New San Diego in 1867, speculators began laying out land to the east, including Culverwell and Taggart’s Addition in 1869. The real estate boom of 1885 to 1887 followed the completion of the California Southern Railroad, and in 1887 developers Daniel Schuyler and Erastus Bartlett gave the hilltop the name Golden Hill. In 1895 investors filed the Golden Hill Addition on 40 acres bounded by 24th, 25th, A and E streets, and the area became a district of large Victorian homes for prominent San Diegans. Around 1900 residents developed Golden Hill Park on the edge of City Park (now Balboa Park), with a golf course, an aviary, a bandstand and what the City describes as San Diego’s first park playground. The South Park and East Side Railway streetcar arrived in 1906 and 1907, and construction picked up after groundbreaking for the Panama-California Exposition in 1911. Home building collapsed during the Depression, then wartime growth and mid-century zoning brought denser housing, especially south of A Street.

Builders and Developers

Golden Hill grew through a series of subdivisions rather than a single master plan. Culverwell and Taggart’s Addition (1869) was marketed for large lots with views of the city and harbor. Daniel Schuyler and Erastus Bartlett named and promoted Golden Hill in 1887, and the 1895 Golden Hill Addition created the 40-acre core of large homes between 24th and 25th streets. Many houses were custom commissions from leading local designers, including Irving Gill, the partnership of William Hebbard and Irving Gill, Emmor Brooke Weaver and the Quayle Brothers. After 1905 the Bartlett Estate Company’s streetcar-linked development spread building activity north and east, and later infill added apartments and courts.

Architecture

Golden Hill Architecture

Golden Hill holds one of San Diego’s widest ranges of historic styles. The oldest and grandest homes, concentrated near 24th and 25th streets and Balboa Park, are Victorian-era Queen Anne and Stick/Eastlake designs, with some Classical Revival. The City’s 2016 survey identifies the George Garrettson House at 2410 E Street (1895) as Irving Gill’s first known building, and lists the Hebbard and Gill-designed A.H. Frost House at 2456 Broadway (1897) and Rynearson House at 2441 E Street (1898), along with Emmor Brooke Weaver’s William Hugh Strong House at 2460 A Street (1905). The Quayle Brothers designed the 1908 Alfred Haines House at 2470 E Street. Streetcar-era building added Craftsman, Prairie, Mission Revival and Spanish Colonial Revival homes, and later decades brought Art Deco, Streamline Moderne, Minimal Traditional apartments and a few Googie-style commercial buildings. A typical block mixes a restored Victorian, a Craftsman bungalow, a converted multi-unit house and a small apartment building.

  • Victorian-era Queen Anne and Stick/Eastlake homes (1880s-1900s)
  • Early Irving Gill and Hebbard and Gill commissions from the 1890s
  • Craftsman, Prairie and Spanish Colonial Revival homes from the streetcar era
  • Bungalow courts and residential courts from the 1910s and 1920s
  • Mid-century apartments, Streamline Moderne and Minimal Traditional infill

Historic Homes and Districts

The Golden Hill Historic District was designated by the City’s Historical Resources Board in 1978 and later revised; it covers a six-block area bounded by Balboa Park, 25th Street, F Street and 24th Street, with 58 contributing resources. The wider Greater Golden Hill plan area also has 77 individually designated historic resources. The Alfred Haines House at 2470 E Street is the area’s only property on the National Register of Historic Places. City studies have identified Culverwell and Taggart’s Addition, west of the district, as a potential historic district. Owners of designated properties may be eligible for a Mills Act contract, which can lower property taxes in exchange for preservation.

Living Here

Life in Golden Hill

Housing

Housing in Golden Hill is mixed. One- and two-story single-family homes from the Victorian and streetcar eras stand alongside houses that were later divided into apartments, bungalow courts, residential courts and mid-century apartment buildings. City zoning in the mid-twentieth century encouraged higher density, particularly south of A Street, so blocks there have more multifamily buildings, while the historic district near Balboa Park retains many large older homes. The Greater Golden Hill plan area, including South Park, had about 7,300 homes in 2012. Older homes often need careful review of systems and any past conversions.

Lifestyle and Vibe

Daily life centers on 25th Street and Broadway, where a cluster of restaurants, coffee shops and bars sits within a few blocks of most homes. Golden Hill Park, with athletic fields, a recreation center, picnic areas and a dog park, anchors the northern edge and connects to the Pershing Bikeway, a buffered bike and walking route linking Balboa Park, North Park and South Park with Downtown. The Balboa Park Golf Course, which the San Diego Tourism Authority calls the city’s oldest public golf facility, borders the neighborhood. Downtown’s dining and events are a short trip west.

Things to Know Before You Buy

  • The Golden Hill Historic District, designated by the City in 1978 and later revised, covers the blocks between 24th and 25th streets from Balboa Park to F Street, so check a home’s historic status before planning exterior changes.
  • Many older single-family houses were divided into multiple units over the decades; review permit history and unit counts carefully.
  • Mid-century zoning allowed higher-density housing, especially south of A Street, so building scale can change from block to block.
  • The community plan notes a shortage of recreation facilities and limited land for new parks, though Balboa Park and Golden Hill Park are close by.
  • Parts of the plan area include steep canyons, and some open space near North Park is within the City’s Multi-Habitat Planning Area, which can limit building on canyon-edge lots.
