Living in North Park San Diego: Homes, Prices and What It’s Really Like

Living in North Park San Diego neighborhood guide: $1.12M median house price and a Walk Score of 86

Published · By Jeff Brick, 2026 SDMLS President

Quick answer: Living in North Park San Diego means trading a big yard for one of the city’s most walkable, character-rich neighborhoods: Craftsman bungalows and Spanish Revival homes, an 86 Walk Score, and Balboa Park on your doorstep. It is not cheap. In ZIP code 92104, the median detached home sold for $1,120,000 year to date through September 2026, while condos and townhomes came in at a $555,000 median. Here is what you get for that money, and what daily life is really like.

North Park at a glance

North Park sits just northeast of Balboa Park, bounded roughly by Florida Canyon, Switzer Canyon and Interstate 805, with University Heights to the northwest and City Heights to the east. The heart of the neighborhood is 30th Street and University Avenue, where the North Park sign hangs over the intersection. Walk Score counts 37,943 residents and ranks North Park 14th among San Diego neighborhoods for walkability.

Its story starts with lemons. In 1893, James Monroe Hartley bought 40 acres and planted a grove; by 1911 his son Jack and William Jay Stevens were turning it into a residential and commercial district. The 1915 Panama-California Exposition brought the streetcar, and most of the bungalows you see today followed in the 1910s through the 1930s.

North Park home prices in 2026

The best current numbers come from the San Diego Association of REALTORS® local market update for 92104, built on San Diego MLS data. For September 2026:

  • Detached homes: median sale price $1,147,500, up 14.8% from a year earlier, with sellers receiving 103.9% of their original list price and homes selling in a median 21 days.
  • Supply: just 24 detached homes for sale, or 2.0 months of supply.
  • Condos and townhomes: median $599,000, up 5.1%, but sellers received 93.4% of original list price, with 3.1 months of supply.
North Park 92104 market, September 2026: house median $1.15M up 14.8%, 103.9% of list price, 2.0 months supply, condo median $599K up 5.1%

One month in a single ZIP code is a small sample (14 detached sales in September), so I lean on the year-to-date figures for the bigger picture: $1,120,000 for detached homes and $555,000 for attached through September 2026. The story is clear either way. Houses in North Park are scarce and still draw multiple buyers. Condos give buyers more room to negotiate.

North Park 92104 median sale price year to date through September 2026: houses $1.12M, condos and townhomes $555K

What it costs per month

The 30-year fixed averaged 7.32% in Freddie Mac’s Oct. 22 survey, and the Federal Reserve held its target range at 3.75% to 4.00% on Oct. 28. At 7.32%, a buyer putting 20% down on a $1,120,000 house borrows $896,000, which is about $6,155 a month in principal and interest before taxes and insurance. That loan stays under the 2026 San Diego County conforming limit of $1,104,000. A $555,000 condo with 10% down means a $499,500 loan and roughly $3,431 a month before HOA dues. North Park homes: Craftsman bungalows and historic districts

Architecture is why many of my clients fall for North Park. Streets near Morley Field are lined with Craftsman and California bungalows, many designed by builder David Owen Dryden. You will also find Spanish Revival cottages, early California Ranch homes, mid-century apartment buildings and newer infill condos along the transit corridors.

The best-known pocket is the North Park Dryden Historic District, approved by the City’s Historical Resources Board on June 23, 2011. It covers 136 homes along 28th Street and Pershing Avenue between Upas and Landis Streets, built mainly in the 1920s and 1930s. Next door, Burlingame is a separate City-recognized historic district known for Craftsman, Spanish Colonial Revival and Prairie-style homes.

Buying a historic North Park home

A designated or contributing home can come with design review for exterior changes, and it can also come with savings. Owners of designated historical resources may apply for a Mills Act contract, which can reduce property taxes in exchange for maintaining and restoring the home. If a home already has a Mills Act contract, ask for a copy and the current tax bill before you write an offer. Older homes also deserve a careful inspection: original electrical, galvanized plumbing, sewer laterals and foundations.

What it’s really like to live in North Park

Walkability and getting around

North Park’s Walk Score of 86 means most errands are on foot. Its Bike Score is 64 and its Transit Score is 49, so many residents bike or bus to work and keep one car instead of two. The trade-off is parking: near 30th and University, plan on circling the block on a Friday night, and give real weight to a garage or alley parking when you shop.

Food, beer, art and community

North Park’s restaurants, coffee shops and craft breweries are a big part of its draw. Ray at Night, the gallery walk on Ray Street, runs on the second Saturday of every month, and the North Park Toyland Parade comes through each December. Balboa Park, Morley Field and the canyon trails give you green space without a lawn to mow. It is also one of San Diego’s most welcoming neighborhoods, right next door to Hillcrest, and everyone is welcome here.

The trade-offs

Lots are small, many bungalows are modest in size, and nightlife can be loud along University Avenue and 30th Street. Blocks closer to the canyons and Balboa Park tend to feel quieter. If you need a big yard and three-car garage, North Park will test your priorities.

Who North Park fits best

  • First-time buyers: condos and townhomes are the realistic entry point, and with 3.1 months of supply you have room to negotiate. My first-time buyer neighborhood guide compares nearby options.
  • Renters thinking about buying: if you already rent in North Park, you know which blocks you love. Compare your rent with the monthly costs above using my rent-or-buy breakdown.
  • Investors: small lots and strong rental demand make ADUs worth studying. See my ADU guide before you buy.
  • Sellers: detached sellers got 103.9% of original list price in September. Pricing still has to be right; my home pricing guide explains how I do it.

Jeff’s take

I work in North Park often (here is my summer 2026 look at the 92104 market), and the pattern holds: well-kept bungalows on good blocks still go fast, while condos reward patient buyers. As the 2026 President of the San Diego Multiple Listing Service, a Board Director of the San Diego Association of REALTORS® and the largest luxury apartment home leasing broker in Southern California, I watch both the for-sale and rental sides of this neighborhood closely. My advice: decide what you will not compromise on (parking, a yard, original details or a short walk to 30th Street) before you tour, because the right North Park home will not wait long. Million Dollar Service at All Price Points means a $555,000 condo gets the same care as a $1.5 million Craftsman.
